Villa La Vista is located on the frontline of the Aloha Golf Course, in Nueva Andalucía (Marbella, Malaga, Spain), with panoramic views of La Concha and the Mediterranean Sea. It is a single-story luxury property that combines a contemporary interior design with details inspired by Andalusian architecture, built for those who want an outdoor lifestyle, where the exteriors are even more important than the interiors.
I coordinated the photographic project with FM Properties, a family-run luxury real estate agency based in Marbella and operating throughout the Costa del Sol. In the pre-production meeting, we analyzed the property and the target markets for the marketing plan: FM Properties' segmentation of buyers by nationality helped us define the photographic guidelines and the most suitable framing for the property. We also decided to showcase the villa at the four most important times of day (sunrise, daylight, sunset and twilight) so that buyers could see it in all the lighting conditions they would experience living there.
For the exteriors at sunrise and twilight I used light-painting because, although it requires more retouching time afterwards, it is the technique that best balances the contrast between the lit interiors and the soft outdoor light. It is also very useful for illuminating individual elements that would otherwise appear dark, such as plants, vases or terrace furniture, giving them volume and depth.
During the briefing we decided to use a drone for technical aerial photography, not to create aesthetic images, but to make the plot's location clear in relation to the golf course and the villa's layout. A high-end buyer who values a property at this level will likely appreciate understanding the overall layout and its relationship to the surroundings before visiting.
FM Properties handled the staging and logistics of the project, which allowed us to make the most of the time on-site for producing this luxury real estate photoshoot.
The lens is chosen later; first comes the concept.
The honesty and effectiveness of high-level real estate photography lie in the balance between what is shown and how it is perceived.
